New office and manufacturing/fabrication facilities for production of rotomolded and other specialty products.  The office and support spaces are proposed to be 3,600 SF of conditioned space for management, showroom, conference room, employee support areas and restrooms.  The shop space is intended to be open for layout of large rotomolding equipment and fabrication spaces for mold making, machining, assembly of components, finishing and shipping/storage.  This will be divided into phased construction with Phase 1 totaling 24,400 sf of open unconditioned shop space and 3,600 SF of office which this proposed scope of work addresses. An additional Phase 2 including 53,500 sf in shop structures would be in designed and constructed is the future under a separate agreement but the planning of Phase 2 in the site plan with the civil engineer is included.  It is understood that the owner plans to use PEMB (Pre-engineered Metal Building) systems with a secondary system of metal framed assembly for the offices and other conditioned spaces.  The design features overhangs, covered walkways, awnings, courtyards, unique use of materials, fenestration, rainscreen façade systems to provide solar protection, enhanced building identity and display of rotomolded products on an architectural scale.
